Come learn a brief introduction to Property Condition Assessments(PCAs) including the definition and objectives as developed by the American Society for Testing and Materials (ASTM) Standard E2018:Baseline Property Condition Assessment Process, as well other sources to defined the assessment scope. . Items typically addressed in a PCA report are for a specific kind of due diligence being performed, such as acquisition, pre-lease, or post-lease evaluations, or property owners/managers for maintain and financial planning. This assessment is an evaluation of site and building systems to assess their physical condition; ages, expected useful life, and remaining useful life; general code compliance; capacities/adequacies; repair and maintenance issues; and provide opinions of cost for immediate and future capital expenditures for recommendation actions.
