Webinar: The Hidden Cost: Why Schedule is the Biggest MILCON Premium

Wednesday, August 26, 2026 | 2:00 p.m. – 3:00 p.m. ET

About the Webinar

Military construction (MILCON) cost discussions often focus on dollars per square foot, but one of the most significant portion of the overall cost is time. Every month added to a project can increase costs through:

  • cost escalation
  • bonding and insurance expenses
  • extended general conditions
  • idle labor and equipment
  • additional construction administration
  • increased project management requirements
  • repeated base access coordination
  • temporary facility costs
  • rework, and uncertainty pricing

More importantly, schedule delays create mission impacts that are harder to quantify: degraded readiness, delayed occupancy, reduced quality of life, and continued dependence on outdated or insufficient facilities. This webinar seeks to avoid these pitfalls by reframing the MILCON cost premium conversation as a schedule-exposure problem, rather than solely a construction-cost problem. Participants will learn how better planning, repeatable designs, earlier industry engagement, and industrialized construction can help reduce time-driven costs. These strategies are not just about lowering labor costs or improving prefab efficiency; they are about compressing the window of uncertainty, enabling parallel workstreams, reducing field duration, and delivering mission readiness faster.

Agenda

  • Identify the primary factors that contribute to time-driven cost increases in MILCON projects, including schedule delays, escalation, extended project overhead, and mission impacts.
  • Explain how project schedule influences both construction costs and operational readiness, and why schedule exposure should be considered a key component of total project cost.
  • Evaluate strategies such as enhanced planning, standardized and repeatable designs, early industry engagement, and industrialized construction to reduce schedule-related risk and improve project delivery.
  • Recognize opportunities to compress project schedules by minimizing uncertainty, enabling parallel workstreams, and reducing on-site construction duration to accelerate mission readiness.
